We help a listing agent get a property market ready with pre-listing repairs and improvements. Check out below our Market Ready Inspection Form.
Helping Agents Create More Value for Sellers
The Market Ready Program helps homeowners prepare their property to make the strongest possible first impression before it reaches the market.
At Nordic Home Repair Services, we work with real estate agents who want to create a stronger seller experience and build a better listing business. Instead of simply walking into a listing appointment and offering to put a home on the market as-is, agents can provide sellers with a plan to help prepare the property before it ever goes live.
Many homeowners already know their house needs some work before selling. They may see repairs that need attention, cosmetic issues, cleaning projects, clutter, or updates that would help the home show better. The problem is that many sellers become overwhelmed and are not sure where to start, how much to do, or how they are going to pay for everything.
Our Goal is to:
Increase Buyer Confidence
Reduce Days on Market
Improve Showing Quality
Reduce Inspection Concerns
Protect Seller Equity
Help Sellers Achieve Top Market Value
Most buyers decide how they feel about a property within minutes. The Market Ready Program helps sellers address the issues that buyers notice first while identifying improvements that provide the greatest return is to identify and address these issues before they become negotiation points.
Once a buyer discovers a problem, they typically ask for more than the actual repair cost. They may request a price reduction, or additional concessions. Our goal is to identify and address these issues before they become negotiation points.
The Market Ready Inspection Checklist is a seller-focused property review designed to identify issues that may impact:
Includes: Minimum Property Standards Checklist for a FHA Loan
Safety Concerns
Structural Concerns
Mechanical Systems
Plumbing Issues
Electrical Issues
Exterior Deficiencies
Cosmetic Improvements
Recommended Repairs
Estimated Repair Costs
Priority Rankings
Cosmetic Issues
Why this Matters:
We don't just identify issues. We provide a roadmap. Sellers know what should be repaired, what can wait, and what improvements may provide the highest return on investment.
We help sellers move from a reactive position to a proactive position. The more issues addressed before listing, the fewer surprises later.
The process starts with a pre-listing walkthrough between the seller and the listing agent. During the walkthrough, the property can be reviewed to identify things that may affect presentation, buyer perception, or overall marketability.
Items that may be reviewed include:
Cosmetic Concerns
Deferred Maintenance Items
Cleaning Needs
Decluttering Opportunities
Curb Appeal Improvements
Potential Buyer Objections
Small Repairs and Updates
After the walkthrough, the seller receives a Market Ready Inspection Report and a detailed improvement checklist designed to help identify opportunities that may strengthen the home's presentation before going on the market.
The goal is simple: help create a property that looks as strong as possible within its price range.
As part of the program, listing agents have the ability to provide sellers with a labor credit that can help offset part of the labor needed to prepare the property for sale.
The listing agent chooses the amount they want to contribute toward helping their seller prepare the home.
A simple way an agent may explain the program to a seller is:
I want to help you prepare your home for market. I provide a labor credit to help improve your home's presentation and help make sure it reaches the market looking its best.
How the Payment Works
The seller is responsible for upfront material costs associated with preparing the property. The labor credit helps cover part of the labor expense involved in getting the property ready for market.
At closing, the listing agent's labor credit amount is paid through title from their commission proceeds, while any remaining labor balance is paid by the seller from the proceeds of the sale.
